It includes some retail space that's currently rented, a couple garage/shops that are currently rented to a landscaping company, a SFH that just went vacant and needs a little bit of rehab, and 12+ acres of untouched developable land.I'm confident I want the property, but I don't currently have the down payment money to put towards this one because of some other deals going on.

Last year I sold a renovated 2 BR/1.5 bath ranch home. 2 bedrooms are harder to sell, but this house had a beautifully landscaped, fenced backyard with a patio and firepit.

Kitchen reno/appliances, bathroom, new interior/ exterior paint, remove any fallen/dead trees next to the house and light landscaping to bring up curb appeal and your set.I would not follow a deal for that long and would spend time going after other properties unless its something that would be a long and short-term home run.

The economics and park dynamics we're unlike anything anyone on BP was used to - space rent was about $1k/m, the space had a large landscaped backyard (larger than my personal SFR), and there was nothing transient about the park - these were homes that had nice decks and outdoor cooking and other stuff built onto them.
