i bought all of them, and mixed with buckets of cheap white paint to make nice soft lavenders and other colors...i had home depot intall the carpet and i threw a granite slab in..i even bought the appliances off of craigslist..i laid down some floating laminate in the kitchen and tile for the 2 baths...i spent maybe 2 or 3 days cleaning the place as well!

Assume conservatively that it will take a month to turn around once tenants move out, clean up, paint and find new tenants in your calculations. redo your calculations to deduct the vacancy rate you find appropriate along with adding costs of a months utilities to each year or at least up front.

That means as clean as possible -- as high a price as I can offer, no help with closing costs, no due diligence period, no contingencies close in 3 days (or as quickly as the seller would like).Even those offers are getting rejected too often...I couldn't imagine playing games and asking for more with my offers.Now, that said, maybe other markets are still buyer-markets and investors can still afford to do this...
