Hopefully this is the right thread for this question and thank you in advance.TL;DR - own a few rentals, DSCR is 1.05, could take out a bigger loan against a property to get more cash for next purchase, DSCR would go to about 0.90 before next purchase is renovated/rented, RE is side gig and job is stable to can put additional W-2 wages to cover RE, want to remain somewhat conservative with potential long term COVID economic fallout, how conservative is too conservative?

There are legitimate negative macro-economic factors that deter folks from Chicago, but when you break it down by neighborhoods, there are still tons of areas that have positive net migration, job growth and large enough spreads that more than offset our lovely tenant-friendly environment :).

Texas is entrepreneur-friendly, DFW has above average economic stability (slow to turn down, fast to turn up), prices are reasonable and income is good - so affordability is good.

I realize I will have to pay tax on that $100,000 but would pay tax on that at some point anyway.I am no finance expert and honestly just trying to get feeback.
