These can be some jems that allow for upgrades to make it a duplex or a sfr with an accessory dwelling unit.

I have found a whole slew of YouTube videos about wholesaling and rent to own that it seems a little bit too easy.  

Essentially, if you invest with the eyes of an underwriter and know how to assemble info about the deal (data-drive info, not smack: photos/video, sales comps, rental comps, cash flow summary in case you can't flip it, comprehensive rehab scope, security instrument samples and default steps for the lender to feel safe (define the worst-case scenario), your experience/bio, etc.  

I'm a bit worried that this means having 12 duplexes [net cash flow of 1,000 on each duplex after mortgage/tax/insurance)...and 12 duplexes will be more than I can handle if I want to do any 'retirement' lol...so...maybe I should look into multiple-family dwellings?

@Brent CoombsThanks for that example but that is a hard comp to use as the zoning has made the dwelling units obsolete.

I would recommend diving into as much content on here as possible with videos, podcasts, webinars, etc.Great job on getting your license as well.

I had a buddy of mine who does mold inspection look at the video and he says its more than likely just dust build up and the coils just need a good cleaning which is a couple hundred vs the $1050.
