I brought my iPad today so I could update this thread.As you can see, windows and doors have been replaced, the exterior has been painted, concrete has been fixed, and drywall and knockdown is almost finished.The tile is being delivered on Wednesday and our tile guy will start installing.

This goes for bosses being anal towards their employees, landlords to tenants and one driver cutting off another...

If you hire a general contractor who is doing a list of fix ups such as drywall repair, fixing windows, small trim work, changing hardware etc... i would pay for the materials and bring/deliver to the project.  

Where I worked driving city bus the agency expected its drivers to handle situations so as to not be assaulted.

If property rights are not respected, no matter how hot a market it is, or how good the long term sustainable growth drivers are, stay out of the market.  

Around here you can get a doublewide delivered for $25k to $35k plus hookups which shouldn't be bad if there is already an old mobile there.

In other words, you may not be able to deliver on Jan 1.  

I want : rfta in our possession, filled out and delivered to section 8, someone to show up for both inspections (failed 1st, passed 2nd), fill out lease with tenant and take/meet tenant at section 8 to finalize everything.I will: do all repairs (obviously), provide information.
