For buff and poly watch a few vids online but essentially you just sand/buff the existing finish on the hardwood and then put down a few coats of new polyurethane.

Plus if you buy a house right away and want to leave after 3 years you may not have enough equity to cover realtor fees when selling especially if we don't see as much home appreciation over the next few years like we've become accustomed to.Yes, paying rent pays someone else's mortgage down, but your essentially paying for flexibility.

The smart money(whatever that means) was flowing into BREIT at a breakneck pace of about $3 billion per month, essentially forcing BREIT(which I believe paid/continues to pay about a 4% yield on invested funds) to buy commercial properties hand over fist.
