Is cash for Keys legal in Ontario and can I ask the seller to do it before buying a property?

I'd do that or deliver pizza or do uber/lyft or write a credit card check before I forego a good SF deal with hard money.  

But the key is YOUR situation.

In the book, the key point that sunk in was a double combo return of forced appreciation and rent.

Additionally, since it looks to be turn key you arent leaving any room for forced appreciation. 

The key is to find those off market distressed/motivated sellers through marketing, advertising and your network. 

I could close an opportunity for a two single family properties (one turn-key and one fully rehab)  that would actually still have approximately 70K in equity for  leveraging. 

Longevity and durability are key, but don't overlook spending a few bucks now to avoid big ones later. 

Communication is Key for a property manager especially if you are working with out of state investors.

key thing  will be to avoid  any huge negative  incomes on your  future  schedule Es the other issue to keep in mind is that many lenders  will  have a  maximum cap on the # of financed  properties a  borrower  owns  when it comes to  making new  investment property  loans ...( eg...ours is 10 )
