I have been inside Class C's that were as whistle clean and neat as the (Full Metal Jacket) Marine Corps Recruit Depot on Parris Island.

They can clean, maintain, and assist with listings, but they cannot re-rent the property. 

If something happened the policy would pay for clean up and I would collect the rest and then buy another house with it, which there are plenty of in the area, rather than rebuild.

I've also charged the tenant for the cost of professional cleaning and odor removal, but then applied the money towards replacement flooring costs.

When I was a Realtor it would take me the best part of an hour to do comps right, but that was because I drilled down deep on each property and took the time to do the job right.In fact, you might want to pay that same Realtor to represent you so that you have someone to guide you through the offer, contingencies, inspections, disclosures and negotiations.Good luck!

Ill respond to a few of your points:This is a straight investment property.I did some deep digging on comps and zoning districts and I'm sure the duplex across the street is in the same district.Interestingly enough the property does have 2 addresses if you look up both of them at least according to USPS.
