I spent a few decades creating my teams.. but 99% of my folks don't have the BP mentality were they are looking for the highest returns and willing to take some risk.. my folks are coupon clippers.. but my folks COC returns will beat most rentals. especially west coast.. but again its completely different asset and people have all sorts of different reasons for investing in certain things..

Also, many agents position themselves as PMs in order to create additional income, but in many states, PMs are not licensed or regulated, so it's likely that they have no idea how to be a PM, they don't have any processes in place and don't know how to manage tenants, owners, etc.

@Jonathan Bowen There are a lot of catch phrases created by the REI Guru's created to make something not as appealing to become mor alluring, the term House Hacking is one of those catch phrases, at the end of the day nobody wants to be an investor who landlords via a connected wall, it's out of circumstances presented at that time in their investment career.
