for my State Farm homeowners/rental dwelling ins to subrogate a claim for the damages not covered ($20,000) and my $2500 deductible.So it sounds like FIRST effort will be to have my attorney send them a polite letter with the costs incurred and a request for their response and reimbursement.Then if no appropriate response. we go to whatever is the next court "bigger than small claims court " with a lawsuit.We just got word from the mediation crewthat huge amounts of mold are in the crawlspace, evidently the days/weeks of thousands of gallons of water went under the house instead of outside and down the driveway.

We took them to court and because we had no idea what we were doing, found out that our contract with them wasn't exactly correct and because we left a couple things out that by law here in MD have to be in there, we had to forfeit the deposit.

@John JessieIf you are NOT putting in your own money, you would be lucky to find an investor willing to share 20% profit with you.....Look at it this way, if you are NOT putting money in, you are in essence functioning as employee of the investor, and you should be making an hourly compensation, whatever that hourly rate is.....

The Planning & Development Department did say it was one of the most odd re-plats they have done in a long time as POA's do not commonly sell their private roadways, and as a result we have to go through several iterations with the Commissioner's Court to make sure everything was ticked and tied.Appreciate everyone's comments here!
