When I looked at the house it appeared that the tenants were in the process of packing.

It has great bones with prioritized fund clauses and other pro-landlord terms to help you in an eviction.I also suggest that you skim the CA fair housing info that you should be able to find on your county's court website.Lastly, I really like some clauses on Landlordology.com just search the site for lease clauses.Hope that helps.

I think a bank would just transfer money for them and make it appear like it's from a legitimate corporation or something like that. 

so they will lose in court.

I've already filed an eviction lawsuit with a court date late this month.

I am looking at $5-$6k in part due to some drywall cutting we will have to do in a hallway and the plan is to remove/modify/replace crown molding to run the tubes behind it.Also - anyone had potential tenants or buyers be turned off by the appearance issue of having the interior units?
