It looks like you would be all  in at 76k, if that is correct, There are a few lenders out there that will do this type of deal. 

You are on record offering a higher bid, correct?

Has the legal owners been informed of your method of liquidation, are you prepared to settle if you can't assign, what will you do if  the owners decide not to come to settlement, how will you respond to the assignee or sellers in the event of a default, have you considered specific performance suit by assignee or sellers in the event default, have you made full disclosures? 

For me the Capital came from us working our butts off and saving all our extra cash & figuring out some creative financing methods. 

If you are doing the agent thing correctly, you should be talking to at least 30 or more folks per day, previewing 6 to 10 houses, working with buyers, your sellers, other agents, mortgage brokers and appraisers.  

Correcting your misperception does not mean that I am taking the polar opposite view.  

All the PM would have to do is get the bid, coordinate with the tenants and pay the company correct?

My schedule E will only get to claim one half of the mortgage interest, correct? 

Do you have a method you use to find people?

I personally think that, done correctly, partnering with your Ira on a deal is safer than checkbook IRAs.
