That part worked I have 3 Properties by way of family that I have FULL control of.

This years massive increase in valuation opened their eyes and the administration is studying how to control and tax it.As others said, you can borrow against the crypto, but you are going to pay a higher rate and watch for clauses that allow them to call the loan.From the banks perspective, if you are not selling Bitcoin and you have low income, how will you repay the loan?

Personally, I avoid HOAs like the plague because there will always be a bit of an unknown that you cannot control.

I am wondering rather than buying a house if I should buy a rental property outside of San Francisco and live in my currently rent controlled unit until my wife and I absolutely have to move out.

Best source (in markets that have no rent control) is either a realtor that deals with investors or a property manager.  

Would need specific costs for rehab, debt on property now (including utility bills), Present Value, Future Value (assuming rehab completed), cost to take control from "Aunt's Mother in Law" (count on this happening), carrying costs while the property is going through rehab (this will be very large and long due to extensive rehab needed), and other costs not mentioned that will add up.Also you have to think about how any proceeds would be split, to who, how much to who, etc...and, who will be responsible for what from now until the property is sold.
