She has met with contractors, made payments, picked out color/tile etc, even pitched in on parts of the rehab we have done ourselves.  

I also made some upgrades like a deck in the back yard, painted the outside a more appealing color, converted the propane heat to natural gas, rebuilt the gates and some fencing, and a few other minor items.

As some color the tenants are illegal immigrants so I would think they don't want to cause trouble.

Totally upgraded with granite, kitchen, bathrooms, flooring, modern paint colors, light fixtures, door hardware, etc....maybe looking awesome might get you closer to the higher rent you want.   

If it's in a closet, it just gets wall color.

Things like not liking the color of the tile or paint isn't required repairs.... take those things in stride, listen, but not deal killers.  

If i have to write over them to darken the colors again then oh well.

Tell them all to color outside the lines and take a hacksaw to the break pedal.Franklin
