As such, it is just another tool.

My advise (as both an investor and wife of a realtor), would be to use Zillow sold comps as your first analysis tool.

It is a very powerful tool, which most people don't use as effectively as they could.

I've found it to be a useful tool when working with clients.

Anyone who uses jumper cables to steal electricity should not be allowed anywhere near power tools or even a hammer and nails.

I feel like it's a tool that I need in my tool belt but I've got to be smart about where I'm allocating time.

There are many tools and forums on this website that can help you out, and some of those forums are about helping protect landlords, the ones who have to deal with tenant issues, evictions, and may want to be protected from lashback from pesky tenants.
