I have listened to countless hours of podcasts, scoured this forum for a few months even attended a few local REI club meetings and now its time for the rubber to meet the road. 

I'd say if 1 in 20 people who contact me that want to purchase something actually follow through, I'd be fortunate.

I'm in a fortunate position that I don't need the income from my rentals so it's easier to save it up.

It's all why I pay my allotted taxes, and don't complain when there are raised on my bracket, because I (hope) the reason that is happening is that someone less fortunate than myself will be benefitting from that.

If you want the city experience (great restaurants, bars, clubs, etc) then there are tons of other options.

The 23k represents the real estate education cost to learn the industry (was 13k from Fortune Builders) , hiring an accountant, marketing, business start up fees, website monthly costs.

Fortunately, my office is sloppy, papers everywhere, so I gave them a tour, pointing out, no, how could someone live here??

@Edmilson Xavier You would be better off going to REI Club meeting.  

A more beneficial opportunity you might have being a student is trying starting a club on campus, and trying to invite local brokers and things in to speak at the club.
