I like Christiansburg for it's proximity to the Blacksburg activity, but not the price!

A mistake made by many is they purchase a home that has a senior exemption and after closing find out that as an absentee owner the low property tax they had vanishes.   

We have closed a few subto on our own and a few with partners. 

I've been telling my clients to expect a no closing cost refi in the next 6-12 months depending on how quick the fed lowers rates.

This will be my 3rd house and I just closed on my second back in March a few weeks ago.

If not refunded, it is usually applied towards closing costs

On the eve of closing (last night), the escrow assistant informed us that we need to bring additional funds to closing due to two affidavits that need to be recorded in the loan package, for which the recording fees were not collected earlier.

Depending on what campus you are near will make a huge difference and even more so, how close.
