Our class D units routinely pass inspection, because we know what the inspector is looking for (grounded outlets, no chipped or peeling paint anywhere, etc.)But a voucher is for a single unit.

I am considering doing one or several things; I want to obtain my real estate license in order to have MLS access personally, visit properties in the local area where I will begin investing, and the benefit of saving on commission. one reason why I am highly considering the license is to be able to learn the art of estimating market values of the properties and ARV's by analyzing comps.I also considered doing just the beginning appraisal trainee classes to get formal knowledge of the process of determining residential values.

I agree numbers do not tell the whole story.First the positive, if that property was in my market and in a C class or better area with no significant deferred maintenance and no other issues, I buy it in a second.

In our current economy I would expect that notes on land would have one of the highest default rates, so frankly as a note investor land would be one of the least attractive asset classes that I would want to place my capital into.
