Look, one has to understand the context of when RDPD came out, it was a vastly different world, to put it in terms just remember many television shows were still in black and white at the time, no joke. 

Some folk go for dark (black) which can look striking but it screams "rental unit" in my book.

He mentioned art galleries, coffee shop and boutique shops, but I don't think it needs to be sterotypically "gay things" in order for the rule to hold true.Now in fairness, I should say that when I explained this theory to a colleague of mine who is a somewhat cynical Black man, he opined that what the gays were adding to the neighborhoods that cause them to gentrify was not sophisticated amenities, but rather "White faces."
