While pre-construction should become a viable investment again some time in the future, we have found that pre-development in specific baby boomer markets works very well.In pre-development, purchasing is often done when the developer is in the early stages of developing the lots.

Like I said, myself and a couple of others pitched in on hoisting long structural members, but I'm pretty sure his cost for the roofing part (this was about 15 years ago) was well over $10K back then.One thing he did do was take a course at the "owner-builder) center at his local university.

California is not an ideal market so I will be looking at different markets over the next few months and aim to start my next stage of investing in March / April 2015.I am new to out of state investing (and went to school at Cal Poly, San Luis Obispo where the motto is "learn by doing") so I want to spend a minimum of a few months in my desired market, personally building my team and portfolio.
