I can recommend Tony Elena with Elena Contruction, he does lots of work for local investors, and is one of the few contractors locally who will answer phone calls and take new work. 

Pulling comps, filling out contracts, entering data into CRM and deal analyzer tools, organizing contractors and general logistical paperwork and phone calls. 

Sometimes the gas company will come out and look at this, worth a call.

If that is the case, and you lived in that property two of the last five years calling it a owner-occupied property, than the capital gains will not hit you on anything up to $500,000 ($250,000 if single/not married).

just call around to local banks and ask about rehab or renovation loans.

Do NOT call it a pet deposit unless you are willing to refund it.
