I would just have to reduce the term of the loan, which would require her to either move out or start paying rent sooner.Likewise, I could put 5k or 10k down so I have some skin in it, but again, that would shorten the term of the loan and require her to move out or start paying rent sooner.

The strategy is best described in Joel Greenblatt's fantastic book, and an outstanding practical guide and tool for executing it can be found over at the Magic Diligence website.You can do either (or both) of those using the "leverage" of Options, allowing for substantial upside potential compared to standard stock purchases, with dramatically reduced downside (if you want a no-hype education on Options, Erik Kobayashi-Solomon's book is great).Those with the patience and inclination can indeed use Option trading to make money in any market condition (Wikipedia founder Jimbo Wales, Amazon's Jeff Bezos, and "Black Swan" author Nassim Taleb all spent time -- and made lots and lots of money -- as options traders in their careers).For even more leverage, you could of course do any of the above (and much more) on margin (meaning your brokerage lends you money to do the investment), though that's not something I would ever do personally.Also, if you focus on holding stocks (or options) for at least a year, you benefit from favorable tax treatment of the profits.

I "made friends" with the park manager, and he is really easy to talk to and offered to reduce the lot rent (which recently went up, and is little high) So i was looking to buy, and flip it, or rent, or rent to own if the right person asked.

The "off-the-shelf" quoted price may be a full month's rent but if someone approached me with a group of higher end units that needed to be filled there's almost always room to reduce the fee.

You have an agreement with the agent and should honor it.Talk to the agent - ask questions - read the listing - do your comps - understand what you want to accomplish:how long listed (the longest on the market the more motivated the seller)how many times has the listed price been reduced (gives an idea of motivation)balance of mortgage, interest rate and terms and the amount of the mortgage payments (helps to determine the equity)vacant/occupied - by whom - rental - lease - how longwho is on the deed - can you buy part interest in the buildingcode violations - back on taxes or other lienswhat repairs necessary immediately - estimated costhow much will the seller contribute to buyer at settlementhas the seller been cooperative - reasonable - easy to showcurrent or back in payments (how long and how much)why hasn't the property sold (over-priced - seller not cooperative - area - condition - ALL PROPERTIES SELL AT THE RIGHT PRICE!)

A property management company would reduce the cashflow by a lot so if we're willing to deal directly with contractors for repairs, etc that would be better.
