The answer to all of these ends up being you need a margin on your total cash flow (w2 + stocks bonds and real estate minus rental and personal expenses), the ability to get a second job or overtime or the ability to reduce expenses significantly for several months.

Bonds don't get them there right now.  

I.e. no vacations, cars, or charitable donations.First thing: 6-month emergency fund invested in a low-yield fund comprised of mostly bonds.

Education in stocks or bonds or real estate or other assets teaches investing.
