I have never used that service for a trust, but I know NOLO for rental documents is a little light weight and other generic online services for LLC setup etc can cause companies to have to change their articles later.

Some communities only allow a certain percentage of the units to be non-owner occupied, some don't allow Air BnB, their balance sheet could be weak and impose a lot of assessments.Try and reach out to the board of the HOA and hopefully attend their meetings to get a feel for them as a governing body of your investment.

If you are going by weight yes there are tons, if you mean quantity yes there are some under 100k but i would dare say that around 50 to 75% of them are not worth a second look especially if you are a newbie investor from out of state.
