The townhouse I own is in a beautiful newer gated community in a great location with great pool, spa, picnic/bbq area, and $140 per month dues which I think is totally reasonable. 

In this case it would be $19,200 / $110,000 = 17.45%ROI would be the net cash you earn annually divided by your total investment cost (including debt). 

However, having a mortgage on a cash flowing property is totally fine.

There are too many factors that have to line up perfectly to make this work.Your best bet is to work something out with your ex-wife.

Another reason why I would like to move is because I have a 1 hour commute to/from work (2 hours total)...plus rising gas costs and frequent oil changes.

the area has since gentrified and i bought in the 150's and it now appraised at 260K its a cash flow monster with both sides rented out im getting $2600 a month in revenue and total profit after everything is $1253 a month.  

I agree that $750/unit is way too low on total opex.
