I have it for a sales price of 305K, how do I get a my option deposit of 10K applied to the tenant buyers purchase price down the line if they decide to purchase?

The idea is not magic, it basically involves paying extra on mtg, by using your heloc, then paying the heloc down, then keep doing it.The bottom line is you are paying your mtg off substantially early because you are paying Extra money out of your pocket toward your mtg.  

Bottom line, that's a personal decision for you and your partner based upon your financial positions.

I have put in a lot of time and effort into learning what it takes to accurately and ethically quote buyers and sellers on properties for assignments of contracts from seller to buyer (I know a lot of real estate agents feel that this walking a very thin line & many believe it's even illegal-also not sure what to make of that). 

Was strange, it was the unattached portion of a partially attached wall on the property line, but there was one interior wall too.
