In your case, you need to bear in mind that you'd be paying a PM anyway since you'll be OOS, which means the only real difference will be the forced equity you can pocket when you eventually sell the property.

Then further more.. to get appropriate insurance the rates are going to be a tad higher.. so the proforma's most put out there have bear bones insurance coverage that needs in IMHO to be beefed up.. especially someone like this that owns it free and clear.

@Kelvin HeGoing back to my 1st post with the calculations, I do want to point out that the IRR, which is the Internal Rate or Return calculation, takes into account the time value of money.But what it does is boil it down to a steady interest rate as if you put the money into an Interest Bearing Account and left it there, what would be the Interest Rate for the 30 years you left it in there?
