When your father passes (or whenever he chooses to) he can pass the house to the successor trustees who have the power to dispose of it-- or arrange loans to buy out each other. 

It could very well include language that you are required to arrange repairs and be available for the repairman.

They have a year and a half left on their lease and on the lease there is nothing in there to buy out the tenants or anything, the only thing it says is,"LEASE TERM: This Agreement shall be a fixed-period arrangement beginning on October I 2021and ending on October 1 2023 with the Tenant) having the option to continue to occupy thePremises under the same terms and conditions of this Agreement under a Month-to-Montharrangement (Tenancy at Will) with either the Landlord or Tenant having the option to cancel thetenancy with at least thirty (30) days notice or the minimum time period set by the State, whicheveris shorter.

It acts very similar to debt arrangements that many investors are used to when they leave the world of private lending (to flippers) behind and step up to more sophisticated offerings.Traditional equity is what I like for now but when my net worth is very high I might just be totally happy with 10% coming in like clock work.
