Is an alternative arrangement where the builder builds at a discounted rate, and then the investor handles selling the property + gets all profit?

This bodes well for all current STR operators in the region, as well as hopeful investors moving forward. 

I can't speak for all investors, but I know I have become more conservative with the rising cost of construction, interest rates, insurance costs, and vacancy hold outs. 

For a 5 bed, 3 bath house, it may be difficult to get random travel nurses to all share a 5 bedroom place.  

The information sources in Germany are mostly scam - all sorts of 'experts' who claim it's possible to get a loan with 0% interests and a yield of 50%... 

Not sure on all the particulars of your deal but that seems high.
