The structure is 2000 SF (air conditioned) and my high electric bills are just over $100.

You have to close or lose the EM deposit.I had an inspection and had the water pipes air pressure tested all prior to winning the auction.

The other side to that coin is that FSBO sellers will know the standard contract (they'll probably have printed up a few copies themselves) and if you come in with your own contract out of thin air, that looks nothing like theirs, they may be apprehensive and may even balk at you. 

My projects on the ORegon coast are a little more as we have to build to hurricane standards... and sideways rain. and ocean air.

EXCEPT principle & interest on a mortgage if applicable.If the property rents for $3,000 a month... the 50% rule/guideline/thumb in the air guess says you'll have about $1,500 left after paying bills and setting aside for things like CAPEX.  

I enjoy clean air, open space, quiet nights, food from my garden, my fire pit and I wouldn't trade that for anything the city ever has to offer.
