- the issue is not the poor return on this RE (the return has been great), but that if you had purchased something in same appreciation market, you would have done better

In 2 different cases, I had to pay someone to come behind their service providers to fix the issue that they were supposed to have repaired. 

You could end up with multiple inspections being done before even going under contract, inconveniencing the sellers and potentially causing property damage from invasive inspectors, hurting the listing and keeping the property on the market longer while the issues are resolved.

While that’s promising, it doesn’t address the challenge posed by currently high interest rates.

If a title issue arises, it can be very costly to address.

If after 6 months you find that you don’t mind collecting rent and dealing with the occasional maintenance issue then it might be time to start thinking about how to go about buying your next property.

That means you have to hire an attorney with uncertain outcomes.This has happened on properties I have acquired, I have never had an issue with the Trustee, I just talk to them, walk them thru the deal, all has always been OK, never had to hire an attorney for a bankruptcy.
