Court confirmed sales prevent you from assigning contracts, while Full Authority sales (which only require noticing) get so much attention from competition that margins are compressed to the point of not worth the trouble for all but a few.If you actually have your own funds (!)

My opinion for those that live in a high cost of living market is to continue living / renting in that market and invest in a different market that is affordable and provides both cash-flow and appreciation potential.The reason to stay in the HCOL market is because you will be paid(hopefully) a nice large salary.You can take this salary to then 'easily' invest in other markets.NYC is tenant friendly which can be a con for investors.Furthermore, NYC has appreciated historically.

While MLS remains the primary platform for on-market deals, the majority of deals I encounter originate from off-market sources, often through wholesale channels.When you say wholesale, someone(wholesaler) finds a homeowner who is in need of cash quickly or cannot go through traditional process of selling their house for some reason, and then the wholesaler finds an investor to buy the house who will pay in cash?
