I plan to type up a document with the court house record info and state my purchase of 50% interest in the property and have it notarized.

I will say I learned several things through the process:Assignment of contracts and simultaneous closings, two ways to tie up a property and sell or assign to an investor, without my own money, protecting my interest and not getting circumvented.There are hard money lenders out there willing to work with you at not so unreasonable rates.You have got to move quick on getting your offers written up and submitted with all the other documents you need.

In exchange the borrower signs the documents that lets the lender take the house quicker and with less legal hassle (the trust deed).

Does the warranty deed need to be notarized in-home at the first meeting, or can I instruct the buyer to have it notarized at their bank and mail it to me (to document their willingness to sell)?
