Offer accepted on my first deal (triplex) and inspection pending (WA State).During my initial walk-through, I met a couple who seemed to be more than knowledgeable about the property, possessed keys to storage areas (possibly other units too), had special parking spaces, and stated that they take care of the things around the place including the large yard in exchange for lower rent.

That's the information buyers will need to see to determine if it fits their criteria.That being said, if you do get her under contract, make sure you get as much of her paperwork as possible (leases, operating data, etc) because your buyers are definitely going to want to all that information.

We've had a lot of tenants leave bigger, 3-bed, 3-level properties because they want one-level houses so they don't have to walk up and down the stairs.2) If it's a couple, they have a kid, or divorce.3) Job relocation.

Next if you think you really want to get your hands on "that" house go drive up to it and stay in that area see who is walking it, what is in proximity of it and you will figure out who is going to be your potential tenants.
