When you get a car loan, you don't have to pay a second insurance bill to cover that lender Regarding a vehicle, the insurance you are paying is actually for the lender and not you as the lender actually is the title holder until you pay them off.The reason the borrower pays for the lender title policy is because it is them requesting the loan.  

Also, bank accounts, stocks, vehicles,  anything of financial value that the non rental siblings can share to off-set the value of the rentals? 

Of course, I am now buying my first investment property 5 years later and stocks, not real estate, is my primary investment vehicle. 

@Eric JamesI think what people have to understand is wholesaling is just a vehicle, a business.

See if you can develop it into something better like a manufactured Home Community, single-family homes, an apartment complex, etc.Maybe you can use it to store vehicles for people and rent out the spaces.

For room rental you need to specify 1 person occupancy and define your visitor policy and number of allowed vehicles. 

If you add another person that often adds another car and the city probably doesn't want another car parking on the street that can impede police and fire vehicles and overall neighborhood values. 

I am wondering about any liability or legal recourse the tenant would have if I have the vehicle towed/pushed onto the street or to impound.

Just make sure there is an audit trail, and don't use the LLC card to fill up your personal vehicle!
