Two last pieces of advice:1) Hire the best PM's possible and make sure you have regular meetings with them.2) Make sure you have the best tenants possible - know your PM's tenant screening methods.

Hmm;  If the LL stumbles into 'protected personal information', eg the allergic condition, and subsequently an ESA person applies, my gut reaction (sadly) is to inform the allergic person of the conflict AND to educate him/her that the ESA person has legal rights that the LL can not avoid and as they (assumingly qualify on your screening process) will be moving in, give the option of the allergic person to break  the lease. 

I have a unit for rent and two days ago I showed It to a young man who will probably meet my minimal standards (screening process is in process).

One thing I do is screen the LO before getting into contract.

That works well to screen the tire kickers.
