Educate yourself on the local market, network with other investors and agents, and always have a solid plan in place before making any investments.

Talk to your real estate agent, real estate attorney, and other investors in your area.

People are always trying to figure out where is the best place to invest....and every agent seems to think it is in the location where they work. 

My agent had added CAR Rent Cap and Just cause addendum without having a clue what it is and both my tenant and me have signed it.

There are plenty of wholesalers and agents out there as well, search the for individuals who are actually investors and have first hand experience in what they are selling.
