Vegas' recovery was largely due to their purchases at the time inventory shortages began due to new legislation back in 2011.

I want to be involved in the real estate world and accrue money for future investments by exploring different options that are available to me.I have skills in web development and photography, and I'm currently trying to piece together a real estate / architectural photography business.I'm also considering working for a property management company for experience as well, but finding it difficult to break into that arena based on lack of experience / work history in management.  

Learning to filter the chaff is a required skill around here. 

Seriously, though, a skilled REI operator can make good money in any RE market in the US.

@Mana SilvaMost people are not to familiar with the construction process, here in Southern California there is also the shortage of available land, Most new ground up construction has to be Urban-Infill.

With the medical centers around that area and most of them in North Texas having nurse and other professional staffing shortages, contacting a few augmentation firms may be a good idea. 

Like I tell all my subs: "I can do your job and keep the money if you screw it up, so don't make me prove it"My duplex is in escrow, and will net me about $75K in cash, which is all I am going to have to bring to the table, along with my skill-set, 10+ years of knowledge, and track record (albeit a short one) of 10+ cap rates in areas where everyone else gets 6.  

@Joe Gore FYI, time has value, as does the experience and skills of managing the project, putting it all together, and doing the work. 

As many know, the Seattle region has a housing shortage, and I think this type of housing would be desirable for people who have steady jobs and good credit but can't afford to pay $1500/month for a 1 bedroom.

I want to find a duplex that will be in need of some work because I will have the time and skill to fix it up.
