When you buy a property on the court house steps from an auction is it a gauranteed clean title?

Just buying a couple of for rent signs and cleaning the carpets when you turn tenets will run you 300 bucks.

I already pay around $260 a month with an address in the suburbs, including a clean driver discount and discount for having a car with premium safety features. 

If and when he does leave do you have any recommendations as to what I could put in the agreement to where he shall need to pay to have the house cleaned or carpets replaced, etc, etc if there are clear signs of use from a dog? 

From here I will speak with a lawyer to see how I can most cleanly severe ties with this contractor.

I checked with a few of them, and none had any major headaches and said the tenants were generally very clean and collecting rent was never a problem, since the IC wants to keep property owners happy so they continue to rent places to their refugees.I've checked the unit myself a couple of times, and it's true, it's nearly as clean and tidy as the day I put it up for rent.

Based on pictures, the current owner and the tenets appear to have keep the property clean.

I could probably just do a clean up and put it right back on the market after I buy it.
