Of course new construction is quite a bit different than minor or mid level rehabs.When I was in the RICH club in Houston we used to have a "maintenance and repair" tip each month.

Here in Atlanta I have a friend who has been doing residential hard money over 30 years and own oil in Texas the guy is so rich if he likes your deal he will write you a check.
