Talk to a few F&F lenders about % of ownership requirements to be the guarantor, and if there's a % of ownership which REQUIRES you to be a guarantor on the loan. you can avoid this headache by being strategic as to how the loan (and the LLC) is structured while you wait for your scores to improve again. 

My parents loaned me money twice and it worked out fine.

The reason I haven’t purchased anything yet is because I’m a new real estate agent and I’m focused on building my business as an agent for the time being as well as saving up money for a down payment while I’m building enough of a track record to show the banks that my income is steady enough to be approved for a loan since I won’t have any w-2 income.

I'm going to have to crunch a lot of numbers for the loan, property tax, maintenance (which should hopefully be low on new builds), and I have to figure out how to obtain an insurance policy for the units. 

The only reason I'm thinking about doing this is because I would get a ton of loan pay down very quickly because of his low interest rate and 0% secondary note to pay his Equity off. 

Trying to consider all of the other benefits to house hacking like loan paydown, long term wealth building through real estate, learning to be an investor and landlord by getting on site experience, etc. to help me make the best decision.  

I could put the 3.5% FHA loan route but not sure if I want to deal with FHA requirements.  

I am excited more about real estate investing wherever the Army has me stationed at and how to use my VA loan to buy a great investment(s).I plan on staying Active Duty and do real estate at the same time.

It can be very difficult to get a refinance or loan done on the property until that case is dismissed. 

So example you get a loan for $150,000 over 3 stages.You do $50,000 of work the they release the $50,000.Sorry to hear what happened to you.
