Our plan is to purchase a B or C class 4 plex and fix it up to be B+ or A class property as there are no 4 plexes we've seen that concentrate on the more affluent market or younger market with a draw to Modernism design.

BP Team, Turns out the county website had the property listed only as commercial (rezoned in 1984), so I hurried down to the Regional Building Zoning office, and they showed me it is actually zoned "OR", for "Office/Residential".

But we have came across our first road block.This is what is happening 12/3/15 we hired an architect that was referred to us by a real estate agent (which we do not know or have ever done business with, we got his number from a sign realtors put up on properties he sells acre lots and offers to design your custom home as well, his sign was up in the community where we bought our acre) so we called him and he told us of the architect he works with and who has done the design for the majority of the homes there, well they are beautiful homes so we called him up and met with him on 12/3/15 at his home office.

I just happened to have followed the thread, or I wouldnt have seen this.You are a licensed agent...so what you should do is put it out there to your office that you are willing to buy whatever unsellable properties they have that come in.
