@Tony KarnsWhat's considered a good cash flow is relative to individual investor and location.If you can only earn 1% on your money in a savings account, you'd be better off earning 3% or more on a rental property.But if you were already earning 9% or more somewhere, you probably wouldn't want to be in an investment for less than 10-%-12%.So, you have to decide what you wish to earn on your money and also consider how one investment is more liquid than another investment and how much you want to earn versus the risk involved.

for me I started as a broker to earn money to become an investor. although was really never much of a landlord investor more of a developer and flipper and HML.I know there are some that create a long term wholesale business.. however I don't see that as a long term gig for most like brokerage can be.. simply because on the seller side once you sold something you generally are done there are no referrals coming from those folks.

My wife does consulting where she will co-host for a percentage of the hosts earnings but we use that money to stockpile furniture for future projects.At this point in time Airbnb is actually keeping people being backed by LLC's/Corporations out of co-hosting by not allowing you to be working under a company so your payout method will go directly to you and not to an LLC.
