Here is the calculation i have so far.30 year mortgage at 4.375% with 20% down gives me $3675 per month$628 property tax$275  hoa$100 insurancewhich puts it at  $4678 Assuming i get 1300 per room, ill have to pitch in 800$ more to break even.I have no problem paying 800 more out of pocket.

If you are not, the realtor would be ill advised to refer clients to you; and you would of course violating license law by conducting real estate type services like renting properties, without a license.If you are a licensed real estate agent, give me a call, and I would be happy to discuss my success in getting referrals from other real estate agents.Good luck.

Legally removing some or all of the tenants not only creates vacancies, which are very expensive, but just as bad is the ill will, and that will cross pollinate to other residents.
