Though, this process will be the same for the other state (if you created a CA LLC you may need to register it as a foreign LLC in the state in which you are doing business/holding property).

In our markets we pitch the floorplan we have and build cost and then help identify lots that can be built around and analyze the submarkets to see where the investors and us both agree to be the best fit for their strategy (hold or sell for a profit since we build about $155 a sq ft with margin and homes sell for $219 per sq ft on average) and based on that we build it on their construction loan.

Finding one that has built in padding and a thick wear layer (10 or 12 mm) makes for easier install, it holds up forever, and is just all around better.

However, keep this in mind, the longer you hold a property, and the larger the percentage of equity grows in that property, the more money you are losing because that equity is buying less and less in property value per dollar of equity.
