I didn't raise the rent after the first year as suggested by my property manager, who doesn't raise the rent on his great tenants.

The definition with them is completely different and has nothing to do with the amount of days you stay there.I hope I'm not coming down too hard here but sometimes the tone of typing out a response is hard to convey.  

You want an accountant who can help you strategize and who is responsive when you want to know the tax consequences of the decisions you are making throughout the year.Good luck.

Not hustle as he sounds like a passive investor as his age would suggest that he doesn't want to be in debt for the next 15-30 years and risk quitting his day job that close before retirement.You can always purchase land in California and build a small cabin to rent out.

Our credit scores took a big hit recently as we have been helping my son with his custody case, so we maxed out our credit paying for attorneys and all that fun stuff, then we had a late payment.

He also wants his name on the new lease.

Is the Seller looking to sell and head to Lake Havasu in his RV next month or is he willing stick around for an extended period of time to help you retain a higher percentage of your clients?
