@Ravindra Sridhara assuming you are looking at SFH, best way to find out the ARV for a property is to establish a relationship with a realtor so s/he can run sold comps for similar properties in the area off the MLS

I know someone who hired a "professional" who found them a well established professional tenant who had a track record of paying 1-2 months rent and then living free 2-3 years while fighting evictions in court with every trick in the book, all because this professional leasing agent didn't do any background checks.

My wife and I own a few properties and would love nothing more than to establish an entity to protect ourselves and our assets. our problem so far has been that since our properties are all mortgaged, we would be afraid to move them into an LLC or any other type pf entity for fear of the due on sale clause. do any of you have any experience or advice regarding this?
