If it is owned by just you and you will not have any employees (likely) then it will likely be a disregarded entity--no need to file a separate tax return or obtain an EIN.

The southwest as a whole has gotten a lot of attention with a lot of Tech support jobs moving south b/c of a size-able employee pool and much more affordability.I don't think there is a right answer market wise but, I would say to focus on purchasing with relative value in a strong submarket.
