smaller amounts aren't' really a problem unless you go to the BIG banks. get a local broker who knows how the system works.

So, I got a 5% conventional loan through the amazing mortgage broker I now always work with and took a withdrawal and took the awful penalty (not a loan, because due to prior loans the available loan funds wasn't going to be enough). 

I reported him to his broker and the MLS. 

Become a licensed agent and your broker will provide them to you.

You will be able to connect with some of the largest management companies, mobile home distributors, brokers and other owners.

if you do not have your brokers license then the only property you can manage is your own, no need to set up an llc for that.
