My Finance and I had a son a year and a half ago and want to build a real estate business to spend more time as a family and have a business to pass on to our children. 

That process is nearly always to split electric and gas according to respective square footages and water according to headcount (all children included).

Just as children change and become individuals.

During their time there they let their children use permanent markers to color on the walls.  

My children and ex have moved out, and I’ve had to make some essential updates.The property is unique with, in my opinion, much potential for development for AirBNB (not sure how that market is doing), mid term rentals (I.e. nurses or other medical professionals), or weddings and events.I’m new in this space and know I need some networking.

I don't know how far you are from DC, and if you have family to watch your three children.

These are mobile people with no children to lock them to a location.

I also have a home in Pittsburgh that a friends children just moved out 3 months ago.

I don't know how big they are going to be, but your idea might not appeal to families with children.

While I don't mind them playing in the yard, it quickly becomes the neighborhood playground (10+ children).
